Can you hold a place before I apply?
Properties are typically rented on a first-come, first-served basis once a completed application and required fees are received. We recommend applying as soon as possible to secure the property you’re interested in. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit before moving in. Some properties may also require last month’s rent, depending on the terms of the lease. -
How old do you have to be to apply?
Applicants must be of legal age to enter into a lease agreement, typically 18 years or older. All applicants over the age of 18 are required to apply and be named on the lease. -
Is the deposit refundable?
Yes, security deposits are generally refundable, provided there is no damage beyond normal wear and tear and all lease terms are fulfilled. Deductions may be made for unpaid rent, damages, or necessary cleaning. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income, credit, or rental history requirements. Cosigners must meet financial qualifications and sign a guarantor agreement to be approved. -
You have a property I want to rent. How do I apply?
Applications can be submitted online or in person. A completed application, application fee, and supporting documentation (such as proof of income and photo identification) are required to process your application. -
How do I pay rent?
Rent payments can be made conveniently online through the tenant portal, by automatic bank transfer, or via check or money order, depending on the property’s payment options. -
I want to get a pet. What do I do?
Review your lease agreement and contact management before getting a pet. Some properties allow pets with an additional pet deposit or monthly pet rent, while others may have restrictions based on breed, size, or number of pets. -
I want to move out, but my roommate wants to stay. What do I do?
All tenants listed on the lease are responsible for the full lease term. If one tenant wishes to stay, they may need to qualify on their own or find a replacement tenant with management approval. Contact us as early as possible to discuss your options. -
My lease expiration is coming and I want to move out. What do I do?
Most leases require written notice before moving out. Review your lease agreement for the specific notice period (typically 30–60 days) and submit your written intent to vacate by the required deadline. -
Who is responsible for paying for repairs & maintenance requests?
The property management team handles routine maintenance and repairs. Tenants are responsible for damages resulting from negligence or misuse. All maintenance requests should be submitted promptly through the online tenant portal to ensure quick resolution.
